Awaab’s Law is new legislation coming into effect in October 2025 that strengthens tenants’ rights to a safe, healthy home. This law requires Southdown and all social landlords to respond to and fix severe damp, mould, and other emergency hazards within strict timeframes.
How it works:
- Following our initial visit, if we cannot resolve the issue immediately, we will provide you with written findings within the required timeframe
- This document will clearly outline the actions we are taking to fix the problem
- We are committed to meeting all deadlines set by this important legislation
We have always regarded damp and mould as critical health and safety issues for our tenants. Southdown fully supports Awaab’s Law because we believe every tenant deserves a safe and healthy home. You can help us by reporting any damp, mould, or other hazards quickly and allowing us access to resolve them.
Damp and mould
Damp and mould can seriously affect your health, especially if you are vulnerable due to age or existing health conditions. Please report any damp or mould as soon as you notice it.
When reporting, please:
- Take photos of any mould growth if possible – these help us assess the situation
- Let us know if you fall into a vulnerable category (see below)
Vulnerable groups
Our Property Service Administrators may ask about your health during your call. While you don’t have to answer these questions, sharing this information helps us understand the level of risk and prioritise accordingly.
Please tell us if you:
- Are over 65 years old
- Have asthma or other lung-related conditions
- Have a compromised immune system (e.g., undergoing cancer treatment)
Condensation
Some condensation is normal in every home, but it becomes problematic when moisture builds up and leads to mould growth. You can take simple steps to prevent excessive condensation and protect your home.
