Tenant Satisfaction Measures, or TSMs, help tenants understand how we are performing as a landlord.
They bring together what tenants tell us about their homes and housing services with information about how we manage our homes, including repairs, safety, complaints and anti-social behaviour.
The measures are set by the Regulator of Social Housing and are designed to give tenants greater transparency about their landlord’s performance.
Our latest results cover the year 1 April 2025 to 31 March 2026.

The figures above give an overview of our Tenant Satisfaction Measures for 2025–26.
Our full report provides more detail about the results, including how the survey was carried out, who took part, comparisons with previous years and what the findings tell us about tenants’ experiences.
We use these results alongside other feedback from tenants to understand what is working well, where experiences could be better and where we need to focus our attention.
